Real prices are RPI-adjusted; earnings are mean gross annual pay for all employees, CPI-adjusted to 2026 prices. 2025 covers part-year data and 2026 pay is an estimate — both are labelled as such in the provenance section below.

Only three inputs are measured: the 100,477 consented homes with no recorded start (Planning London Datahub), London’s average price of £564,719 (May 2025, HM Land Registry UK HPI) and London’s dwelling stock of 3.8m (MHCLG via London Assembly Research Unit). The price response is your assumption, set with the slider — it is not a published figure and the result moves with it. The deposit test assumes lending capped at 4.5× income and saving 10% of gross pay, with no interest.
